Reporting Property Sales to HMRC - Setting up an Online Account

This is a two-stage process, that starts with setting up a Government Gateway ID.  If this already been set-up, only the second stage is required.

  1. Set Up Government Gateway ID
  • Click on this link and then select ‘Get Started’
  • Click on ‘Create sign in details’
  • Enter your email address
  • Check your emails for the 6 digit code HMRC email out to you and enter this on the webpage
  • Enter your full name
  • Choose your password
  • Set a recovery word
  • Your government gateway ID will then appear on the screen
  • Log in to  HMRC online services using the government gateway ID you just received, and the password you set up
  • Select the option for creating an ‘Individual’ account
  • Set up the additional security method of your choice (for example, text messages for secure codes) by following the instructions on screen
  • Enter the following additional details to allow HMRC to identity you:

First and Last Name

NI Number

Date of birth

  • Select one of the options for confirming your identity.  These are to use, your payslips, UK passport, P60 or credit reference questions.
  • Follow the instructions on screen for the method you have chosen by entering the requested details
  • Once HMRC have checked the additional details (this takes around 30 seconds), you will be granted access to your government gateway account
  1. Set up CGT on UK property account 
  • Go back to the original link and select ‘Get Started’
  • Login using your government gateway ID and password
  • Check the details that appear on screen (your name and email address) are correct, and click on ‘Create account’

Once these steps have been completed, you will either be able to use the account to make your own submission, or provide your account number to a professional adviser to allow them to set up the necessary agent authorisation to complete the form on your behalf.
